Background
As we began working on the steps outlined in the Nanaimo Campus Master Plan, we recognized that Building 340 and 345 are required for use for the long range (20 plus years) before replacements can be built. As a result, VIU began making a series of investments into the building, which would each contribute to a complete “mid-life refurbishment”.
These investments included a complete retrofit of the mechanical system (which added cooling), a replacement of the roof system, flooring replacement in the public areas of the building, a new fully accessible outdoor ramp, and most recently the renovation of existing gendered washrooms, as well as the construction of new non-gendered accessible washrooms.
The last remaining investment required for the building is a replacement of the building enclosure system –that is, exterior wall systems, windows, doors and overhangs. We are pleased to share that this will be underway soon!
Project Overview
Because of the building’s location, significant consideration was given to its’ appearance from a number of viewpoints, including both the east and west approaches on Fifth Street. Therefore, the new design will bring a dramatic architectural improvement to the building’s façade, which will reflect VIU’s commitment to a high quality learning environment, and an enhanced student experience. Exterior walls and windows will be upgraded to the latest industry standards for energy efficiency, reducing energy consumption while increasing occupant comfort.
In addition, the design takes into account improved accessibility to and from the building, with consideration given to pathways, ramps, lighting, signage, landscaping, covered entries and power door openers.

- Improved occupant comfort: building users will feel more comfortable in the building, as the new exterior walls and windows will do a much better job of containing heat in the winter, and keeping it cool in the summer. Heat gain and glare from windows will also be reduced with modern systems.

FAQ’s
Why is this work necessary?
The existing exterior wall system and windows are at the end of their useful life and are beginning to fail. The building is not up to our standards of energy efficiency or comfort.
Why was this work not scheduled when the campus was quiet due to COVID-19?
Funding was allocated in this fiscal year for this initiative, which began April 2021. It has taken until now to begin the project for two reasons: (1) Facility Services and Campus Development was focused heavily on ensuring all buildings had adequate ventilation for the return of our employees and students to campus, and (2) supply chain and resourcing disruptions in the construction industry caused by the global pandemic have created delays in acquiring materials.
What is the duration of the project?
- Approximately six months.
- Anticipated completion date March 31, 2022.
- Work hours will vary depending on class schedule and office usage.
What areas will the contractor need access to?
- Crews will primarily be working outside. However, at certain points during the project they will need access to:
- All entrances / exits
- Every classroom, lab and office with a window
Will my office be impacted?
Yes. Likely in two occurrences of 1-2 days each: while the window is being replaced and the interior is being finished. These will be scheduled and communicated in advance.
Will the classrooms be impacted?
Yes. Likely in two occurrences of 3-4 days each: while the window is being replaced and the interior is being finished. These will be scheduled and communicated in advance.
Will the entrance / exits be impacted?
Yes, at times. All the doors, including the large glass walls at the main entrances are being replaced. Closure of entrances will be avoided as much as possible. Detours to other entrances will be in place when necessary.
What sort of disruptions will there be?
- Areas blocked off
- Noise from workers
- Partial fire lane closure in front of building
- Crews and equipment working around the buildings
Will the workers be using the buildings washrooms?
No they will have their own construction portable washroom
What will noise levels be like throughout construction?
Generally, noise levels will be low to moderate throughout construction. Occasionally and intermittently, loud noise may occur. Examples of some tasks on this project that will create noise are: use of cranes and lifts; manual removal of existing roof and envelope systems; demolition and removal of existing exterior siding; screwing/fastening when new elements are being installed.
What efforts are being made by the Project Managers and the construction crew to mitigate disruptions?
- Interior work will be scheduled around classroom and office usage.
- Noisy tools such as impact drills will not be used.
What can I do to mitigate noise in my area?
Please ensure all windows are kept closed -this will reduce noise in your area. Some people find headphones can help drown out background noise.
What COVID-19 protocols are the contractors required to follow?
- Contractors are to follow Facilities Services and Campus Developments COVID-19 Guidelines
- Self-declaration for health check is required for every individual coming to site (as we’ve been doing since April 2020).
- Contractors are required to have their COVID-19 safety plan that meets WorkSafe standards, which we substantiate before starting any project.
- They are required to follow all VIU COVID protocols (masks, distancing etc).
Will work be scheduled around exams?
Yes. Every effort will be made to coordinate and sequence construction activity to minimize disturbance to exams.
